Buyers Houston Home Inspection Services uses Infrared Thermal Imaging (IR) on all home inspections performed in Houston, Sugar Land, Cypress, Katy, Bellaire and the surrounding areas. With the IR we have see defects that are not visible or readily visible to the unaided eye. Water penetration, missing insulation, overheating breakers, plumbing leaks are all problems that allows a qualified operator to make educated interpretations of what may be occurring. Missing insulation was observed at the vertical wall, accessible in the attic, and also at an exterior vertical wall, not accessible from the attic. Overheating was observed at a breaker wire at the Federal Pacific Panel. The outside temperature was 49 degrees, so the temperature rise was 88 degrees. Immediate repair was called for in the Houston Jacob home inspection report. I employ a variety of tools during inspections to give you objective data. When technology is combined with knowledge, you can be confident of a thorough home inspection and detailed report.
If infrared or visual indicators warranty further evaluation I employee a non-destructive moisture meter. Placed against a wall, trim etc., this unit registers percentage of moisture content from 4% up to 50% or greater, in one-degree increments. Moisture levels between 5 to 14% are normal, higher readings may indicate a leak or excessive moisture. A destructive type of moisture meter (small pins) is also available for use with the current owner’s permission.
What Really Matters Buying a home? The process can be stressful. A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This often includes a written home inspection report, checklist, photographs, environmental reports and what the home inspector himself says during the home inspection. All this combined with the seller’s disclosure and what you notice yourself makes the experience even more overwhelming. What should you do?
Relax. Most of your home inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories:
Major defects. An example of this would be a structural failure.
*Things that lead to major defects. A small roof-flashing leak, for example. *Things that may hinder your ability to finance, legally occupy or insure the home. *Safety hazards, such as an exposed, live buss bar at the electric panel. Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4). Most property sellers are honest and are often surprised to learn of defects uncovered during an home inspection. Realize that sellers are under no obligation to repair everything mentioned in the home inspection report. No home is perfect. Keep things in perspective.
Do not kill your deal over things that do not matter. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller’s disclosure or nit-picky items.
An home inspection is necessary in order to determine the defects of the house, to establish a repair list, to determine the important repairs needed prior to purchasing the house or property, and to help with price negotiations.
Why? The house may have a defect that you should be aware of to protect your investment.
And … You are required to have a home inspection for the difficult and important decision of money and interest.
